The existing
restaurant manifested itself as an encapsulated annex, with no sign of its
presence towards the public domain. Order had to be created out of the existing
chaos. The circulation was therefore simplified and clarified. A new volume -
the new general entrance of the restaurant - today marks the corner of the
(future) student square. Its facade, through its proportionality and
considerate articulation, seeks to connect with its immediate neighbours.<br />

The restoration
works on the mansion located at Sint-Pietersnieuwstraat 45 included remodelling
the interiors, rehabilitating their generous spatiality and stabilising the
existing monumental staircase. Because of the new-found order inside the
building block, daylight now maximally enters the offices inside and a space
also opened up for a terrace and collective garden. The restaurant and its new
extension on the public domain are carefully connected and intertwined with the
renovated office building, ensuring full accessibility and maximum efficiency.<br />

high-quality residential unit with sufficient light, views, space, social
control and privacy was drawn up. By stacking and connecting, a compact
residential ribbon is created that then folds up around a communal patio. This
same shape is tripled and reoriented, then spread across the site. Parking is
also provided at the edge of the domain. A different kind of urbanity emerges:
between the volumes – 167 units in total – a generous and continuous ground
level stretches out. As a result, Rozemaai is something between a city and

through the green structure, a shared spatiality spreads across the entire west
façade. The continuous balconies balance collectivity and individuality, being

housing units for large families, are added. External passerelles link the two

being positioned along the public promenade, in line with the access road, the
entrance building forms a vertical and visible beacon on campus. Its active
public plinth is directly related to the plinth of the parking volume. Not only
does the presence of a café on the ground level transcend the car park's basic
function, its upscaling also contributes to the future possibility of a
completely car-free campus.</div><br />

master plan foresaw three volumes across three sites, connected by passerelles.
Though, in light of compactness, clarity and efficiency, we proposed not three
but two volumes – albeit scaled up and voluminous, yet well thought-out and
elegant. Opposite to a wide and elongated parking building, a slender, tall
entrance tower arises. As if it were an architectural tête-à-tête, the two
distinctive figures engage in dialogue with each other. Because the tower
volume exceeds the existing generic grid on the campus, it establishes itself
as a ‘marker’ on the map.</div>

The main question
is how to guard the specific identity of the site, which is read as a fragile
balance between built and non-built. The <i>soil itself</i> is employed as
crucial foundation for the development. Through an interplay of topography,
soil and water, coupled with specific (existing and possible) uses of the land,
a clear design alphabet takes shape. In between the meshes of the existing net
nestle the various program components, resulting in a patchwork of typologies
with various functions and scales.</div>

discussion was carried through to the design process. In several participation
moments with employees and external stakeholders, proposals were checked and
tested. Scheduling these early in the design process confirms the importance of

<div style="text-align: left">Since an intrinsic clarity is not
an evidence, we proceeded in a thorough analysis of the site and a schematic
translation of the assignment. The proposed programme – composed by the sum of
a logistics zone, an office function and a warehouse with workshops – is
converted into a well-defined ensemble of three quasi-autonomous volumes. <br /><br />
A low
volume houses a logistics zone with a public courtyard; a medium-height volume
stacks the warehouse above it. A tall and wide but slender volume encompasses
the office spaces. Materiality, spaciousness and aesthetics are tailored to the
specific function and thus vary per volume. However, generosity, legibility,
comfort, space and light are constants throughout. Due to the specific
composition, the constellation also provides sufficient green space all around.</div><br />

seems to arise out of the beach. It manifests itself as a sloping and
accessible surface from the dike. Two cut-outs in the surface create space for
a sunbathing area and the open-air swimming pool, protected from sand and wind
by their sunken position. The slight slope(s) of the architecture organically
bridge(s) the height difference between the dike and the beach. As a result,
the volume manifests itself as if it were an artificial dune, strategically dug
in and at the same time manifestly present.<br />

scale of the project is tackled by starting from the smaller scale of the
resident. Step-by-step the architecture works its way up towards the total
renovation of the building blocks – and their possibility of providing a provisional
blueprint for the overall renewal of the neighbourhood they are part of.<br />
<br />Sufficient
daylight, visibility and spatial quality is quintessential for each living
unit. The boundary between inside and outside is maximally eliminated in each
apartment – as is also the case on the ground floor.</div>

densifying the architecture – grouping the buildings in four clusters - a
significant part of the site is freed up. The public domain at ground level
extends uninterruptedly around, between and through the volumes, resulting in a
continuously meandering public park. Large ‘pockets’ connected to the public
street group the entrances. A multiplicity of ways to reach and enter the
buildings allows for a diverse accessibility.

a canopy marks the entrance to the casino, which shows itself at ground level
as an underground outdoor room – thus acting an antechamber to the casino. By
keeping the interventions small-scale and minimal, the new architecture serves
one clear purpose: to (re)anchor and legitimise the new and existing
architecture within the surroundings.</span></div>

the Kursaal were carefully ‘pitted’. A simultaneaously clear and meandering
spatiality weaves its way through the existing structure. The original symmetry
of the building is revived in an exciting way, with the varying museum route
unfolding around it. Ultimately, the Kursaal manifests itself as an all-round
building, activating its immediate environment in every direction.<br />

<div style="text-align: left">The result is an architectural ensemble of four
volumes in three signatures. Wilgenstraat thus emerges as a triptych, a unity
through diversity. Particular attention has been paid to the corners of the volumes.
For example, the north-east corner of the ‘ampersand’ building opens completely
towards the Wilgenpark. Similarly, the four outer corners of the ‘accolade’ are
sculptural nods to the immediate surroundings. Through the lively and inhabited
plinth, the volumes are immediately connected to each other, and social control
is guaranteed. Without exception, all the houses are compact and transversal,
structurally flexible and stacked and compartmentalised in a logical way.</div><br />
